21. The Purchaser shall pay the Seller immediately. If payment is not made on the due date, the Seller may charge interest on the amount payable at the rate of 5% over the 90 day bank expense rate suitable on the day the payment is due. 23. The Purchase Price is not inclusive of items and services tax, unless otherwise defined in writing.
